Over the last 15 years and with more than 50 (+) years of operations between our partners, have we rarely allowed other people to invest with us and only began doing so three years ago. Over the last few years, our friends and family began to see the success we have had and they have become much more curious and eager to invest with us.  Many of them were frustrated with traditional investments that we are all taught to do and were looking for better ways to invest.  Our success attracted people who wanted to learn more about the benefits that real estate can and offer. They wanted to add a portfolio to their  investment strategy.  Knowing we are very good operators of income producing real estate, they wanted to invest with us instead of on their own.  Our team has and continues to put our friends and family into successful deals. Benefits of Investing in Real Estate

Cash Flow

Tenants pay rent monthly to cover the expenses of the property, its operations and the mortgage. The leftover money is distributable cash flow to the owners. This is our primary focus here at Cashflow Investor USA LLC.  We firmly believe if the asset cash flows well, then we are protected from market swings and interest rises. 

Market Appreciation

As time goes on, it has been proven that the value of real estate continues to increase generally speaking.  The markets that we invest in have proven to have steady market appreciation over the last 15 years now. Real estate has proven to be more stable and consistently outperforms the S & T throughout its history.

Forced Appreciation

Very rarely in traditional investments can you do a task that will increase the value of your investment.  Typically we are waiting on  the market to fluctuate so we can capture a return or appreciation.  In real estate, I can renovate a kitchen and/or bathroom and some paint and flooring and force appreciation or added value.

Leverage

When buying investment property, you only 25% as a down payment to buy the asset.  This means you can use a portion of your money and the bank’s money to buy the investment you want.  This unique benefit to real estate investing allows you to buy 4 times the investment than you can afford yourself.

Principal Reduction/Amortization

As tenants pay their rent, and you use their money to pay down the loan on the property, a portion of that payment decreases the amount you owe to the bank and in turn increases your wealth each month.

Depreciation

The government has written the tax code to allow you to depreciate your asset if investing in real estate meaning you pay less taxes on your gains and keep more of the cash flow in your pocket.

1031 Exchange

This is a part of the tax code that allows you to avoid paying taxes on your gains if you roll the funds into another investment.

Interest Deductions

The government allows you to write off your interest payments allowing you to keep more of your cash flow.

68 unit apartment complex. When we purchased it there were only nine paying tenants. Now there are 67 paying tenants and the property has been completely renovated  When we bought the property there was roughly $10,000 of monthly income. Now there’s roughly $70,000 of monthly income.

I have been managing multi-family properties now since 1995 and I have seen some really good operators and some really bad operators in my time.  I met Bryan Mason and Ron Ambrosia in the fall/winter of 2020 when they purchased a 68 unit apartment complex in Marysville, Ohio.  When they purchased the property it was in need of a major renovation and the occupancy rate was around 15-20%. I am a real estate investor in central Ohio, and one of the investments that my company owned was a 68 unit apartment complex in Marysville Ohio called Village Square.  The property needed some work, and instead of performing the renovation I decided to sell the apartment complex as is. We were experiencing a low occupancy rate due to deferred maintenance.  This situation made the sale particularly difficult.  We had several buyers in contract that after several months did not follow through with the purchase. 

Fortunately, I was introduced to Bryan Mason and Ron Ambrosia through a Realtor.  After a detailed inspection of the property, they presented a fair offer, and most importantly, proceeded to negotiate the contract and ultimately close on the transaction. 

In addition, there was an added complication not normal to a real estate transaction, Covid 19, which negatively affected the real estate markets and lending institutions.  While this added complication made the transaction more difficult, Bryan and Ron stayed diligent and were able to close the transaction when many said it would not be possible. We had a good working relationship through the sale.  The buyers had to overcome numerous complications unique to this transaction, but they persisted and were successful.  Fast forward 18 months, the apartment complex looks great, and the occupancy rate is close to 100%.  Bryan and Ron have a unique skill set that is perfect for these types of projects.
